Opal HealthCare is embarking on an ambitious growth trajectory, with 138 care communities and more in development. To support this ongoing expansion, we are seeking a highly experienced and dynamic Head of Property Development to lead our national Property Development Team and deliver high-impact capital and repositioning projects across the portfolio.

About the Role:
Reporting directly to the Director of Property, this strategic leadership role is responsible for overseeing all facets of property development from site acquisition and concept planning through to construction delivery and handover. You’ll lead a high-performing team of Development and Project Managers and work cross-functionally with key internal stakeholders to deliver projects that meet commercial, operational, and regulatory standards while aligning with Opal HealthCare’s mission to enhance the lives of our residents.

Key Responsibilities:

• Lead, mentor, and develop a team of Development and Project Managers to deliver capital works and repositioning projects.
• Provide strategic oversight on the planning, design, and execution of aged care developments in line with business objectives and approved business cases.
• Ensure project delivery aligns with scope, budget, and timeline expectations, while achieving high-quality and compliant built outcomes.
• Partner with the Director of Property to identify and assess new site acquisitions and provide inputs into financial modelling.
• Drive continuous improvement in project delivery processes and implement commercial performance metrics.
• Represent the Property Development function in executive reporting and key governance forums including the Investment & Sustainability Committee.

What You’ll Bring:

• Minimum 20 years of experience in development, construction, or project management within a highly regulated industry ideally Aged Care, Health or Hospitality.
• Proven leadership experience managing large-scale capital projects and multi-disciplinary teams.
• Strong knowledge of relevant Building Codes, Australian Standards, NCC/BCA, and WHS legislation as it applies to aged care and healthcare environments.
• Demonstrated ability to manage complex project risk, compliance and financial performance.
• Relevant tertiary qualifications in property, construction, engineering, or related disciplines.
